Property Evaluation and Start-up Services

Call or email us for a Free Rental Analysis. We will prepare an up-to-the-minute rental range for you.You can decide where to price your property in this competitive market. We will also meet with you to evaluate your property and make recommendations to prepare your property to obtain the optimal monthly rental amount. Additionally, we will coordinate the completion of any maintenance or repair items you have approved using our extensive network of qualified vendors to ensure all work is finished.

Marketing:

Our marketing efforts are varied and are constantly updated as we strive to improve the manner in which we promote your property. We market your property to allow the most exposure possible to prospective applicants, and we are available to take calls and show rental property 7 days a week! With our proven marketing techniques we have the ability to rent your property in a timely manner!

We place large, highly visible signs on your property and we include professional color flyers which have all of the properties details on them.  On the inside of each home are applications, instructions for applying for the home and directions to our office from each property.

Our websites & Blogs receives hundreds of hits daily plus our listings are promoted via a large network of internet websites including Realtor.com,Zillow.com & Yahoo the largest real estate website in the world!

Additionally, we can list your home in both of the San Diego and our Multi-Regional MLS systems, providing exposure for your property from the San Diego border all the way up to Los Angeles. We also offer compensation to over 5,000 cooperating agents to encourage them to find a tenant for your Property.

We network with other property management companies, we utilize sources such as “Craigslist” and many of the major rental websites.

Tenant Screening:

We carefully screen each applicant by doing the following as needed, background checks, unlawful detainer search, credit report, reference checks, employment and income verification, and other inquiries as necessary. Upon reviewing the rental application and all supporting information, we will consult with you the property owner regarding the applicant’s qualifications and offer our professional opinion, although, You (the property owner) make the final decision.

Lease Forms:

Realty World Property Management uses C.A.R. (California Association of Realtors) contracts and disclosure forms to ensure that only the most up-to-date forms are used. We constantly review new laws and disclosures forms to keep both of us fully updated and compliant with the law.

Property Inspections:

Prior to the new tenant’s occupancy, we do a complete inspection to verify the condition and to note any remaining repairs that may need to be addressed. A “Move-In” photo album is completed to document the condition of the property prior to the new tenant’s occupancy. The same process will be repeated upon the tenants “Move-out”. The results will determine the amount of the tenant’s security deposit that will be retained for cleaning or damage done during the tenant’s occupancy. During the lease period we offer periodic inspections upon request to check the condition of the property and will report any concerns to the owner.

Collection of the Rent:

We will collect the first month’s rent and security deposit in the form of a cashier’s check prior to your tenant’s move-in. We will promptly collect your rental income from your tenant at the beginning of each month. Our policy is: Rent is due from the tenant on the 1st, late on the 2nd and delinquent on the 3rd.  If rent is not received by our office by the end of business on the Fourth day, a late fee is imposed and a 3-day notice to pay rent or quit is served. In the rare event that the rent fails to be paid, we will coordinate the start of a unlawful detainer action to begin the eviction process and help represent the owner in court.

Detailed Monthly Accounting Reports

We will provide you with monthly itemized statements showing income and expenses related to your property. We will attach copies of all paid maintenance invoices, repair invoices and HOA statements. We will also disburse your rent proceeds via company check, ACH, whichever method you prefer.

Complete Property Maintenance Services

We minimize the cost of repairs and maintenance using our extensive network of contractors, vendors and handymen. For any repair whose cost exceeds $300.00, we will contact you for approval before having the work done. We coordinate property reconditioning, including painting, window coverings, new carpet and carpet cleaning. We arrange for any necessary services such as utilities, gardening, and pool service.
