It’s a one-of-a-kind opportunity to stroll the vineyards, the winery and its crush pad where the magic begins. Tours are held Monday through Friday at 11:00 a.m. & 1:00 p.m., and Saturdays and Sundays at 11:00 a.m., 1:00 p.m., & 3:00 p.m. This $25 walking wine tour culminates with a private, plated wine & cheese pairing with a fun and informative Wine Concierge. Mega Millions Riverside Winner

Have you ever wonder what you would do if you won a big lottery jackpot? I have. During those long drives to see clients or going to work, I still find myself daydreaming of what I would do. Although I do realize I have greater chance of getting hit by lightning, I find myself thinking of all the good I could do. Many people say Money doesn’t bring happiness. I know how true that is because I’ve seen many families torn apart by money. At the same time, money makes a lot of things easier as far as security… especially if you don’t squander it.

One father of 4 children this past week ended up winning the 120 million dollar Mega Millions jackpot.

In today’s world people have so many options for their investment or living situations. More homes are on the market than any time in history and it’s hard to find a Realtor that can cater to you and the personality that your future will be housed/invested in. People find agents that are too busy with a hundred different listings at any given time, and have no clue what your name is. They look at turnover, not really what’s always best for YOUR bottom dollar. The other instance is an agent that doesn’t have any follow through and is doing his/her own “thing” all the time. These are the agents that notoriously give Realtors a bad name. Because no matter how many times you call them they never seem to pick up their phone. They rarely every give you a straight answer, and are rarely ever seen. Usually these are, “relatives” or “my friend So and So.” These experts in the trade typically think that just because you are close to them that you owe them the business. WAKE UP!!! This is your FUTURE! Yes, they are your friend, but your friend or your relative isn’t going to be living in your home or have the payment of your investment for the next umpteenth years. Please don’t take me wrong, there may be some hard working individuals amongst your friends that are extremely professional and on their game. Those agents should be revered and kept as a close ally in your arsenal. There, again, are those that shouldn’t and probably best if you keep them as a friend and relative. Why MARKETING is VITAL to sell your home or Real Estate Property.

To let you know a little about myself, before I stated in the Real Estate World I had been a professional commercial photographer for 15+ years. I have worked on photography and marketing campaigns to sell to Costco, Target, Sam’s Club, Amazon, Countless Online Websites, Aerospace, Different Wine & Spirits, Clothing, Supplement/Vitamin, Magazines, Models, Weddings, Tons of Furniture, Cutouts, Room Shots, and the list goes on.  As far as creating something aesthetically pleasing to sell to consumers I have been involved in all aspects of how the process is done. Many principles of selling a small product can be applied to other sales in every other industry. It doesn’t matter if you are selling widgets; marketing is KEY in every aspect of anything you sell.

There are many agents out there today that really don’t spend a whole lot of time MARKETING their client’s home. This is a common problem with agents today, especially in an upwards market. Currently in Riverside County we are in a Seller’s Market that is acting like a Buyer’s Market. It’s truly a unique time we are in.  Please allow me to briefly explain some of the market trends of today in Riverside County so I can clarify Why MARKETING is VITAL to sell your home or Real Estate Property.

The problem with agents and a Seller’s Market is that when you have properties in the lower price ranges, agents tend to get lazy because they are sold so quickly.  A majority of homes sold over the past year in our community have been to Short Sales. Traditionally these short sales are selling properties at great prices below market value. The Banks have also facilitated this Seller’s Market by holding onto properties longer than what they would normally in a standard market. What I mean by that is: Banks are postponing sale dates longer and longer without allowing them to be sold by either short sale or trustee sale. This creates a shortage of inventory in the market and artificially inflates the prices of homes. This hasn’t increased the home prices a ridiculous amount, however just enough for the banks to increase their profit from the normal short sale prices. The upside of the banks holding onto properties longer is that the market won’t be inundated with properties and thus lowering all home prices in a specific area. Of sorts, it’s a Catch 22. Without the shortage we would be flooded, although the shortage is what keeps home prices stable.
